Will my home look exactly like the renderings?

Brochure images and renderings are designed to showcase the character and vision of your home. They are artistic representations, not exact replicas. Final finishes, materials, and site conditions may vary. Your Agreement of Purchase and Sale is the definitive reference for what is included in your home.

Why won't your sales team accept my offer?

Unlike the resale market, new home pricing is rooted in predetermined costs and valuations, not negotiation or emotion. Our sales team operates within defined parameters, and offers outside those guidelines simply can't be accepted. This keeps the process straightforward and consistent for everyone.

Do I need a mortgage pre-approval to purchase a home?

While Veracious Developments does not require a mortgage pre-approval at the time of purchase, we do ask that all clients have completed their financial due diligence before entering into an Agreement of Purchase and Sale. Please note that our Agreement includes a provision allowing Veracious, at its discretion, to request proof of pre-approval within 14 days of the Agreement's acceptance. A pre-approval is not a condition of purchase. However, we reserve the right to request one within that window.

When do I choose my interior finishes?

After your purchase, we'll coordinate a selections appointment where you'll work through your interior finishes with our trusted suppliers. We'll be there with you throughout the process to ensure everything aligns with your vision and budget. More details on timing and scheduling will be provided following your purchase.

What should I bring to my selection's appointment?

Come with a sense of your style. Whether that's saved photos, Pinterest boards, magazine clippings, or simply a clear idea of the look and feel you're after. If you've already researched appliances, even better. Having your appliance selections and specifications ready ahead of time makes the appointment much smoother and more productive for everyone.

Will I have to visit multiple places to make my selections?

No. We've built relationships with trusted local suppliers so your selections process is as streamlined as possible. We'll guide you through everything in a structured way. Working through structural and mechanical decisions first, followed by your interior finishes including tile, cabinetry, and flooring. Our goal is to make the experience enjoyable and efficient, without sending you all over town.

Can I walk away from the Agreement after signing?

We want every client to feel confident before they sign, so please don't hesitate to ask questions and take the time you need beforehand. Once the Agreement of Purchase and Sale is executed, it is a binding legal commitment. The only exception is if a financing condition is included and you terminate within the specified condition period. Outside of that, walking away means forfeiting your deposit, and you may also be held responsible for any additional costs or damages incurred by Veracious as a result.

What additional costs should I budget for beyond the purchase price?

There are several closing and possession costs to be aware of beyond the purchase price. Our team will walk you through a comprehensive breakdown at the time of sale, but common items to budget for include land transfer tax, legal fees and adjustments, mortgage broker fees, CMHC fees (if applicable), Tarion enrollment fees, water and gas meter fees, driveway top coat, tree planting (if applicable), property tax adjustments, and lot grading fees. We believe in full transparency upfront, so there are no surprises at closing.

Can I visit my home during construction?

For the safety of our clients and trades on site, access during construction is not permitted. That said, we do offer a Frame Walk, a guided walkthrough with your Site Manager before drywall is installed. It's a great opportunity to review the framing, mechanical, and electrical systems, and to confirm any upgraded selections you've chosen along the way. We think you'll love it.

How do I select the exterior finishes for my home?

To maintain a cohesive and varied streetscape, our community follows Architectural Control Guidelines that prevent the same exterior colour combination from being used on adjacent lots or directly across the street. Selections are made on a first-come, first-served basis, and we ask that you come prepared with three preferred options in order of preference, just in case your first choice has already been taken. We'll do our best to land you on your top pick.

How will I know my possession date?

We take our construction timelines seriously and work hard to meet the date outlined in your Agreement of Purchase and Sale. Unless you're notified otherwise in writing, the Interim Occupancy date on the front page of your Agreement is your possession date. In the unlikely event that a delay is required, we'll communicate that to you well in advance. Never at the last minute.

Why does it sometimes look like nothing is happening at my home?

There's almost always more going on behind the scenes than it appears. Trades are scheduled well in advance, and there are designated inspection days where the municipality conducts required new home inspections. Both of which can create quiet periods on site. Rest assured; your home is progressing on schedule.

Can changes be made to my home during construction?

We understand that ideas evolve, and we do our best to accommodate requests where we can. That said, every change request is carefully evaluated for feasibility, cost, and potential impact on your construction timeline before anything is confirmed. Some modifications may also require municipal approval, which can add time and complexity to the process. The earlier a request is made, the better our ability to accommodate it.

Can I make changes after signing off on my drawings?

Our process is designed to give you every opportunity to review your plans thoroughly before construction begins, including any custom changes or additions. Once you've signed off and plans are released to our trades, changes become very difficult to accommodate and are one of the leading causes of construction errors. We take that seriously. For everyone's benefit, we ask that you take the time upfront to get it right before giving the final green light.

Is smoking permitted on site during construction?

Smoking is not permitted anywhere on site, including inside your home.

What should I do if I notice something wrong or missing in my home during construction?

If something doesn't look right or appears to be missing, reach out to us directly and we'll look into it promptly. Either responding immediately or following up within 24 hours after investigating. Contact details for our team are listed on our website and in your agreement documentation.

Are evening or weekend appointments available?

At Veracious, we're committed to giving every client and every appointment the full attention it deserves. To ensure our team is at their best for you, all appointments  including Frame Walks, Pre-Delivery Inspections, service visits, and selections appointments are scheduled during regular business hours. We appreciate your understanding and will always work with you to find a convenient time.

Can I store items in my garage before possession?

Access to the garage for storage prior to closing is not permitted. Until closing, your home remains an active construction site with trades and personnel regularly on the property. Allowing personal belongings on site presents both a safety and liability risk that we are not able to accommodate.

Can I pay trades or suppliers directly to make changes during construction?

Absolutely not. Any direct arrangements made with trades or suppliers on site whether for changes, additions, or otherwise constitute a breach of your Agreement of Purchase and Sale. All changes must be requested through Veracious directly, without exception. Unauthorized arrangements will be treated seriously and may have significant legal and financial consequences.

Can my window covering supplier install before I take possession?

Only Veracious developments-contracted trades are permitted on site during construction. Our trades carry the required liability insurance and WSIB coverage, and working exclusively with our team allows us to maintain control over the quality and schedule of your build. No outside contractors or suppliers are permitted on site prior to possession, without exception.

Why is there a colour difference between my hardwood floors and staircase?

This is a natural characteristic of wood and a well-known reality in the industry. Hardwood flooring is prefinished in a controlled factory environment sanded, stained, and sealed under consistent conditions. Staircases, by contrast, are stained by hand on site. Because wood grain and species vary naturally, the two will never absorb stain in exactly the same way. Some variation in colour and sheen is to be expected and is not considered a defect.

What if I need to change my closing date?

We understand that life doesn't always go according to plan. That said, closing dates are set for good reason  construction financing carries real daily costs, and every day beyond the scheduled date that title has not transferred has a financial impact on both parties. If something has come up, please reach out to our team as early as possible and we'll do our best to work through it with you. Any changes will be subject to associated costs, and requests made within 30 days of your closing date will also incur administrative and legal fees.

Why do my tiles look slightly different than the samples I chose from?

Colour and shading variation are a natural part of ceramic tile production, and samples on display may not always perfectly reflect current manufacturing stock finishes can shift subtly over time. We work closely with our suppliers to keep selections as current as possible, but minor variation from the sample is considered normal and falls within accepted industry and Tarion guidelines.

Can Veracious finish my basement?

Basement finishing is not included as a standard feature, but it may be available as an optional upgrade. If this is something you're interested in, bring it up early, ideally at the time of purchase or during your initial selection's appointment and our team will walk you through what's possible and what's involved.

What does your warranty coverage look like?

After you move in, we'll reach out to schedule a meeting to discuss any concerns and address any outstanding items from your Pre-Delivery Inspection. From there, you'll have the opportunity to submit additional items you notice while living in your home through Tarion's online homeowner portal, MyHome. This submission is called your Initial Form, and once submitted, the builder has 120 days to complete all deficiency repairs. Certain seasonal items may extend that window to 270 days. Beyond your initial submission, you'll have further opportunities to submit at Mid-Year, Year-End, and Second-Year milestones. What happens on closing day?

Closing day involves a lot of moving parts like your lawyer, our legal team, and your mortgage lender are all working together to get documents signed, funds transferred, and everything registered in your name. Once that's done, we'll have your keys ready for pickup at the site. It's not unusual for that to happen later in the afternoon, so plan accordingly. The best thing you can do is stay on top of your legal end and make sure everything on their side is submitted early because it makes a real difference.

When can I install my fence?

Fence installation is the homeowner's responsibility and can be arranged independently after possession. That said, we ask that you wait until the sod has been laid and had time to settle. Typically 6 to 12 months after installation. During that period, our team may need access to rear yards to address any grading or settlement that needs to be corrected to meet municipal requirements. Starting too early can complicate that process for everyone.

When will seasonal work around my home be completed?

Seasonal work including driveways, sidewalks, exterior painting, eavestroughs, downspouts, patio slabs, and grading. Typically begins in May or following significant rainfall. This allows the ground around your new home to settle naturally, which helps prevent issues down the road. Sod and driveway paving follow once settlement has occurred. It's worth noting that seasonal work is completed using a flow-through method across the community, not in order of possession dates. You'll be notified a few weeks in advance of your driveway completion so you can make sure vehicles are parked on the street.

How do I secure financing for my new home?

Start by making sure your finances are in good shape. Your credit score, income stability, and down payment savings all play a role in what you'll qualify for. Getting a mortgage pre-approval early is a smart move, as it gives you a clear picture of your budget before you commit. If you're a first-time buyer, there are government programs available in Ontario that can help with savings, tax rebates, and down payment support. Worth exploring before you sign anything. What are the closing costs for a new home?

Closing costs can add up, and it's important to plan for them well in advance. Beyond the purchase price, pre-construction buyers in Ontario should be prepared for items such as land transfer tax, legal fees, development charges, and HST if not already included. The best thing you can do is get a real estate lawyer involved early. Having someone review your Agreement well before closing day means no surprises. Just a smooth transition into your new home.

What is the typical timeline for building my home?

For low-rise pre-construction homes in Ontario, the journey from signing to move-in typically falls somewhere in the 12 to 16 month range, though every build is different and timelines can shift. Once your Agreement is signed, there may be a period before construction officially begins. The construction itself, depending on the size and complexity of the home, averages around 8 months. Weather, permit approvals, and material availability can all play a role in the overall schedule. Your Agreement of Purchase and Sale will include both an estimated and an outside closing date. These are the two most important dates to be aware of and to review carefully with your lawyer.

Do I need a home inspection for a new build?

A traditional home inspection isn't required for a new build. Before closing, we conduct a Pre-Delivery Inspection (PDI). A walkthrough with you to identify any incomplete, damaged, or missing items, and to review workmanship and finishes together. The PDI is part of the Tarion Warranty Program, which protects new homebuyers in Ontario. Everything noted is formally documented and addressed by our team, making it a thorough and standardized process built specifically for new construction.

Why are there cracks in my basement concrete?

Hairline cracks in concrete floors are a normal part of the curing process. As concrete dries and shrinks, minor cracking is expected and is not a cause for concern. This is standard in new home construction. However, if you notice any cracks greater than 6mm in width, please reach out to our team and we'll take a look.

Why is there condensation in my basement or on my windows?

This is completely normal in a newly built home. As construction materials like concrete and lumber cure and dry out, they release moisture. Which can show up as dampness in the basement or condensation on windows. Managing your home's humidity level through your dehumidifier, ventilation system, and air conditioning will help keep things in check and protect finishes like hardwood flooring. Some condensation is still to be expected, particularly in the first year.

Why are there nail pops and drywall cracks in my new home?

Some settlement is completely normal in the first year of a new home, and nail or screw pops and minor drywall cracks are a common result of that process. They're not a reflection of workmanship, they're simply part of how a new home settles. At the 11-month mark, our team will come through and repair all drywall deficiencies as part of our warranty process. Please note that repainting is the responsibility of the homeowner.

How do I prevent my hardwood floors from separating?

Hardwood is a natural material and reacts to changes in humidity, expanding in humid conditions and contracting when the air is dry. Keeping your home's humidity at a consistent and appropriate level year-round is the most effective way to minimize gapping or separation. A humidifier in the winter and a dehumidifier in the summer go a long way in protecting your floors.

How do I maintain my new lawn?

The first two to three weeks after sod installation are critical. Water heavily during the cooler hours — between 9:00pm and 9:00am — to give the roots the best chance to establish. Proper watering during this period will set you up for a healthy, even lawn and help keep weeds at bay.
