Renderings are artistic representations, not exact replicas of your home. They're meant to convey its character and vision, but real materials and site conditions can shift the details. For what's actually included, your Agreement of Purchase and Sale is the definitive word.
Why won't your sales team accept my offer?
Our pricing is fixed, not negotiable. It's built from real costs and valuations rather than negotiation, which keeps things fair and predictable for every family in the community. For that reason, we can't accept offers outside our set parameters.
Do I need a mortgage pre-approval to purchase a home?
A pre-approval isn't required to buy, but we do expect your financial due diligence to be done before you sign. Buying a home is a serious commitment, and we want you moving forward with clarity. Our Agreement also reserves the right to request proof of pre-approval within 14 days of acceptance.
When do I choose my interior finishes?
After your purchase, we schedule a selections appointment where you'll work through your interior finishes with our trusted suppliers. We stay with you throughout the process to keep everything aligned with your vision and budget. We'll confirm the timing and scheduling details with you shortly after you buy.
What should I bring to my selection's appointment?
Bring a clear sense of your style. That could be saved photos, Pinterest boards, magazine clippings, or simply a firm idea of the look and feel you're after. If you've already chosen your appliances, bring those selections and specifications too. Having them ready ahead of time is the single thing that makes the appointment run smoothly rather than stall on details.
Will I have to visit multiple places to make my selections?
No. We've built relationships with trusted local suppliers so your selections process stays as streamlined as possible. We guide you through everything in a structured order, starting with structural and mechanical decisions, then moving to your interior finishes including tile, cabinetry, and flooring. Our goal is to keep the experience enjoyable and efficient, without sending you all over town.
Can I walk away from the Agreement after signing?
Once the Agreement of Purchase and Sale is executed, it's a binding legal commitment, so we make sure you feel fully confident before you reach that point. Ask us anything, take the time you need, and lean on us to walk you through the details until everything is clear. Our goal is that you sign knowing exactly what you're committing to, with no hesitation and no surprises.
What additional costs should I budget for beyond the purchase price?
Beyond the purchase price, common closing and possession costs to budget for include land transfer tax, legal fees and adjustments, mortgage broker fees, CMHC fees (if applicable), Tarion enrollment fees, water and gas meter fees, driveway top coat, tree planting (if applicable), property tax adjustments, and lot grading fees. Our team walks you through a comprehensive breakdown at the time of sale. We believe in full transparency upfront, so there are no surprises at closing.
Can I visit my home during construction?
Access during construction is not permitted, for the safety of our clients and trades on site. We do, however, offer a Frame Walk: a guided walkthrough with your Site Manager before drywall is installed. It's a great opportunity to review the framing, mechanical, and electrical systems, and to confirm any upgraded selections you've chosen along the way. We think you'll love it.
How do I select the exterior finishes for my home?
Exterior colours are selected on a first-come, first-served basis, and to keep the streetscape varied our Architectural Control Guidelines prevent the same colour combination on adjacent lots or directly across the street. Come prepared with three preferred options ranked in order, in case your first choice has already been taken. We'll do our best to land you on your top pick.
How will I know my possession date?
Your possession date is the Interim Occupancy date on the front page of your Agreement of Purchase and Sale, unless you're notified otherwise in writing. We take our construction timelines seriously and work hard to meet it. In the unlikely event a delay is required, we'll communicate it to you well in advance, never at the last minute.
Why does it sometimes look like nothing is happening at my home?
Your home is progressing on schedule, even when the site looks quiet. There's almost always more going on behind the scenes than it appears: trades are scheduled well in advance, and designated inspection days, when the municipality conducts required new home inspections, can create natural quiet periods on site. Rest assured, the work is moving as planned.
Can changes be made to my home during construction?
Can I make changes after signing off on my drawings?
Once you've signed off and plans are released to our trades, changes become very difficult to accommodate and are one of the leading causes of construction errors. Our process is designed to give you every opportunity to review your plans thoroughly beforehand, including any custom changes or additions. For everyone's benefit, we ask that you take the time upfront to get it right before giving the final green light.
Is smoking permitted on site during construction?
Smoking is not permitted anywhere on site, including inside your home.
What should I do if I notice something wrong or missing in my home during construction?
If something doesn't look right or appears to be missing, reach out to us directly and we'll look into it promptly, either responding immediately or following up within 24 hours once we've investigated. You'll find our contact details on our website and in your agreement documentation.
Are evening or weekend appointments available?
All appointments, including Frame Walks, Pre-Delivery Inspections, service visits, and selections, are scheduled during regular business hours. This lets our team give every client and every appointment the full attention it deserves. We appreciate your understanding and will always work with you to find a convenient time.
Can I store items in my garage before possession?
Access to the garage for storage prior to closing is not permitted. Until closing, your home remains an active construction site with trades and personnel regularly on the property, and allowing personal belongings on site presents a safety and liability risk we're not able to accommodate.
Can I pay trades or suppliers directly to make changes during construction?
No. Any direct arrangement made with trades or suppliers on site, whether for changes, additions, or otherwise, constitutes a breach of your Agreement of Purchase and Sale. All changes must be requested through Veracious directly, without exception. Unauthorized arrangements are treated seriously and may carry significant legal and financial consequences.
Can my window covering supplier install before I take possession?
No. Only Veracious-contracted trades are permitted on site before possession, so your window covering supplier can't install until after closing. Our trades carry the required liability insurance and WSIB coverage, and working exclusively with our team lets us maintain control over the quality and schedule of your build. Once you've taken possession, you're free to arrange installation whenever suits you.
Why is there a colour difference between my hardwood floors and staircase?
Some variation in colour and sheen between your hardwood floors and staircase is expected and is not considered a defect. Hardwood flooring is prefinished in a controlled factory environment, sanded, stained, and sealed under consistent conditions, while staircases are stained by hand on site. Because wood grain and species vary naturally, the two will never absorb stain in exactly the same way. It's a natural characteristic of wood and a well-known reality in the industry.
What if I need to change my closing date?
Closing dates can sometimes be adjusted, but not freely, because construction financing carries real daily costs and every day past the scheduled date that title hasn't transferred has a financial impact on both parties. If something has come up, please reach out to our team as early as possible and we'll do our best to work through it with you. Any changes are subject to associated costs, and requests made within 30 days of your closing date also incur administrative and legal fees.
Why do my tiles look slightly different than the samples I chose from?
Minor variation from the display sample is considered normal and falls within accepted industry and Tarion guidelines. Colour and shading variation is a natural part of ceramic tile production, and manufacturing stock finishes can shift subtly over time, so the sample on display may not always match perfectly. We work closely with our suppliers to keep your selections as current as possible.
Can Veracious finish my basement?
Basement finishing is not included as a standard feature, but it may be available as an optional upgrade. If you're interested, bring it up early, ideally at the time of purchase or during your initial selections appointment, and our team will walk you through what's possible and what's involved.
What does your warranty coverage look like?
After you move in, we'll reach out to schedule a meeting to address any concerns and outstanding items from your Pre-Delivery Inspection. From there, you'll submit any additional items you notice while living in your home through Tarion's online homeowner portal, MyHome. This submission is called your Initial Form, and once it's submitted, the builder has 120 days to complete all deficiency repairs, with certain seasonal items extending that window to 270 days. Beyond your initial submission, you'll have further opportunities to submit at the Mid-Year, Year-End, and Second-Year milestones. What happens on closing day?
Your keys will be ready for pickup at the site once your lawyer, our legal team, and your mortgage lender have finished signing documents, transferring funds, and registering the home in your name. Because of those moving parts, it's not unusual for that to happen later in the afternoon, so plan accordingly. The best thing you can do is stay on top of your legal end and make sure everything on their side is submitted early, because it makes a real difference to how the day goes.
When can I install my fence?
Fence installation is the homeowner's responsibility and can be arranged independently after possession, but please wait until the sod has been laid and had time to settle, typically 6 to 12 months. During that period, our team may need access to rear yards to correct any grading or settlement required to meet municipal standards, and starting a fence too early can complicate that process for everyone.
When will seasonal work around my home be completed?
Seasonal work, including driveways, sidewalks, exterior painting, eavestroughs, downspouts, patio slabs, and grading, typically begins in May or following significant rainfall. This allows the ground around your new home to settle naturally, which helps prevent issues down the road, and sod and driveway paving follow once settlement has occurred. Note that seasonal work is completed using a flow-through method across the community, not in order of possession dates. You'll be notified a few weeks ahead of your driveway completion so you can make sure vehicles are parked on the street.
How do I secure financing for my new home?
Start by getting your finances in good shape. Your credit score, income stability, and down payment savings all play a role in what you'll qualify for, so getting a mortgage pre-approval early is a smart move that gives you a clear picture of your budget before you commit. What is the typical timeline for building my home?
For low-rise pre-construction homes in Ontario, the journey from signing to move-in typically runs 12 to 16 months, though every build is different and timelines can shift. Once your Agreement is signed, there may be a period before construction officially begins, and construction itself averages around 8 months depending on the size and complexity of the home. Weather, permit approvals, and material availability can all affect the overall schedule. Your Agreement of Purchase and Sale will include both an estimated and an outside closing date, the two most important dates to be aware of and to review carefully with your lawyer.
Do I need a home inspection for a new build?
A traditional home inspection isn't required for a new build. Before closing, we conduct a Pre-Delivery Inspection (PDI), a walkthrough with you to identify any incomplete, damaged, or missing items and to review workmanship and finishes together. The PDI is part of the Tarion Warranty Program, which protects new homebuyers in Ontario, and everything noted is formally documented and addressed by our team. It's a thorough, standardized process built specifically for new construction.
Why are there cracks in my basement concrete?
Hairline cracks in concrete floors are a normal part of the curing process and not a cause for concern. As concrete dries and shrinks, minor cracking is expected, and it's standard in new home construction. If you notice any crack greater than 6mm in width, though, please reach out to our team and we'll take a look.
Why is there condensation in my basement or on my windows?
Some dampness or window condensation is completely normal in a newly built home, particularly in the first year. As construction materials like concrete and lumber cure and dry out, they release moisture, which can show up as dampness in the basement or condensation on windows. Managing your home's humidity through your dehumidifier, ventilation system, and air conditioning helps keep things in check and protects finishes like hardwood flooring.
Why are there nail pops and drywall cracks in my new home?
Nail or screw pops and minor drywall cracks are completely normal in the first year of a new home, not a reflection of workmanship, just part of how a home settles. At the 11-month mark, our team comes through and repairs all drywall deficiencies as part of our warranty process. Please note that repainting afterward is the responsibility of the homeowner.
How do I prevent my hardwood floors from separating?
Gapping or separation in hardwood is normal, and the most effective way to minimize it is keeping your home's humidity consistent year-round. Hardwood is a natural material that reacts to changes in humidity, expanding in humid conditions and contracting when the air is dry. A humidifier in the winter and a dehumidifier in the summer go a long way in protecting your floors.
How do I maintain my new lawn?
Water new sod heavily during the first two to three weeks, in the cooler hours between 9:00pm and 9:00am, to give the roots the best chance to establish. This early window is critical. Proper watering through this period sets you up for a healthy, even lawn and helps keep weeds at bay.
Do I need a mortgage pre-approval to purchase a home?
While Veracious Developments does not require a mortgage pre-approval at the time of purchase, we do ask that all clients have completed their financial due diligence before entering into an Agreement of Purchase and Sale. Please note that our Agreement includes a provision allowing Veracious, at its discretion, to request proof of pre-approval within 14 days of the Agreement's acceptance. A pre-approval is not a condition of purchase — however, we reserve the right to request one within that window.
